Elevated escapism, refined.

The DEN Treehouse is the latest evolution in modern living. At just over 1,200 square feet, this elevated, design-forward retreat reimagines the classic treehouse for the modern age — perched with intention on steel trusses.

Its extended porch and cantilevered dining nook create the illusion of floating midair, an effect amplified by light-filtering slats that blur the boundary between indoors and out. The layout is clean and cost-effective, minimizing cabinetry to reduce build costs while maximizing experience.

Designed with short-term rentals in mind, it offers standout appeal in an increasingly competitive market. Distinct, efficient, and unforgettable — this is modern escapism at its most refined.

The Process

Your path from deposit to delivery.

  1. Deposit & reservation

    Day 0–2

A $10,000 deposit reserves your DEN. Within 48 hours we schedule your kickoff consultation.

You get: initial plans for costing + a fixtures & finishes buying guide.

Refundable for 14 days. Credited toward your final prefab price.

  2. Preconstruction

    4–6 weeks

We finalize customizations, site orientation, foundation requirements, and code guidance for your jurisdiction.

You get: your engineered plan set and a finalized Manufacturing Contract, credits applied.

25% starts your permit set; a second 25% releases it.

  3. Fabrication & delivery

    12–14 weeks

Climate-controlled panel fabrication with regular production updates and logistics coordination.

You get: your full kit — panelized, numbered, weather-protected — with a confirmed delivery window ~2 weeks prior.

25% starts manufacturing; the final 25% releases shipping.

  4. On-site assembly

    5–15 days

Your contractor erects the insulated panels, structural framing, windows and exterior doors.

The result: a fully enclosed, weather-tight shell.

  5. Interior buildout

    2–4 months

Interior framing, plumbing, electrical, HVAC, stairs, finishes, fixtures, and final inspections.

Timeline varies by contractor availability and site conditions.

Prefab FAQ

Frequently asked questions about DEN prefabs

How much does a DEN prefab cabin cost?

Every DEN prefab package includes the panelized building shell, engineered and stamped plans, premium windows and exterior doors, and shipping within the continental United States. Pricing varies by model and size, and is shown on each model's product page. Your total build cost also includes site prep, foundation, interior finishing, and mechanical systems installed by your local contractor. Taxes and additional fees may apply.

How much does a prefab home cost turn-key, fully finished?

Turn-key cost depends on your site, region, and finish level, but DEN's fixed-price panelized shell helps you deliver at or below local stick-built rates. A simple way to estimate: start with your budget for a finished home, subtract the DEN prefab package price, and what remains is your budget for foundation, on-site assembly, finishes, and systems. Our cost calculator helps you get a closer number.

How does the deposit and payment schedule work?

Every DEN project begins with a $10,000 kickoff deposit that is fully refundable for 14 days. The deposit reserves your place in the production pipeline and is credited toward your manufacturing contract. After preconstruction, DEN issues a contract defining the full project price and a milestone-based payment schedule tied to engineering, release of stamped plans, start of fabrication, and shipment.

This FAQ is informational only; your DEN Terms & Conditions and manufacturing contract govern your project.

Do I need to hire an architect or engineer for a DEN prefab?

No. Every DEN prefab package comes with fully engineered, permit-ready stamped plans. These construction documents include the specifications your local contractor needs to build to design, so you do not need to separately hire an architect or structural engineer for the building itself.

How long does it take to build a prefab home?

The insulated panel shell is typically assembled in about 5 to 15 days by a 2 to 3 person crew, with no crane required. Total time to completion depends on your local contractor's schedule for foundation work, interior finishing, and mechanical systems. Most homeowners can expect roughly 3 to 6 months from foundation to move-in.

What is the difference between DEN's panels and standard SIPs?

DEN's building panels use premium steel and closed-cell spray foam rather than traditional structural insulated panels (SIPs). This delivers superior thermal performance, structural strength, and longevity. Unlike standard SIPs, DEN's panels resist degradation and rot over time, and their insulation values exceed local building codes.

Are DEN prefab cabins energy efficient?

Yes. DEN's steel and closed-cell foam panel system provides high-performance insulation that exceeds local energy codes, with wall and roof panels reaching up to R-61. Combined with a ducted heat pump and an ERV for balanced heating, cooling, and fresh-air ventilation, and an optional wood or gas stove, DEN prefabs stay comfortable year-round with low energy use, even in extreme or alpine climates.

Can I customize the floor plan or design of a DEN prefab?

Yes. Design customizations are available for a flat fee of 5% of the prefab package price. DEN reviews every requested change during preconstruction to confirm it integrates cleanly into the panelized building system before your plans are finalized.

Can a DEN prefab be used as a short-term rental or ADU?

Absolutely. DEN's designs are built for both private retreats and hospitality use, which makes them well suited to short-term rentals, guest houses, and accessory dwelling units (ADUs). Efficient space planning, quality finishes, and striking architecture help these homes perform well on the short-term rental market, subject to your local zoning and permitting rules.

What foundation does a prefab cabin need?

DEN prefabs can be built on a concrete slab, crawl space, or walkout basement. The right choice depends on your local building codes, site and soil conditions, and personal preference, and is finalized during preconstruction. Local engineering produces a stamped foundation design from soil testing and site specifics, while DEN provides a complete engineered plan set from the foundation up, ready for permitting.

When will my prefab package ship?

Your prefab kit is cleared for shipment once final payment is received. It is then released from the factory and routed to your delivery location, with a confirmed delivery window provided ahead of shipment.
