If you've already purchased Planning, your $299 credits forward to Feasibility — so your real out-of-pocket here is the difference. When you're ready to build, your full Feasibility fee credits toward a Building Package, or applies to your manufacturing contract if you move forward with a Prefab Kit. What do I need to share before the session?

Three things help us come prepared: the exact location of the land (an address is perfect, or a Google Maps pin works just as well), up to three DEN designs you'd like us to explore together, and any boundary or topographic survey if you have it. With at least a boundary survey, we can generate an illustrative site plan showing building placement.

What if I don't have a boundary survey yet?

We'll still do the working session using your parcel address and any documentation you have. We'll flag whether a survey should be your next step, and if so, what level of detail you'll need before construction. We work with whatever you've got.

Can I review more than one design?

Yes — you can share up to three DEN designs and we'll explore them together for your specific site. This is one of the most valuable parts of the Feasibility session: comparing designs side-by-side on your actual land, with real cost analyses for each.

Is this a sales call?

No. This is a working session. The DEN team walks you through your specific project, answers your questions, and gives you an honest assessment. There's no pressure to upgrade — many customers leave Feasibility and take months before moving forward, and that's fine.

What format is the site plan delivered in?

The illustrative site plan is delivered as a SketchUp file. It shows your DEN placed to scale on your specific lot, with proper orientation for views, privacy, solar gain, and setback compliance. You keep the file.

How does the credit forward work?

If you've already purchased the Planning Package, your $299 credits forward — so Feasibility is effectively $700 more. When you upgrade to a Building Package, your full Feasibility fee credits forward to that purchase. If you move forward with a Prefab Kit, your full Feasibility fee applies to your manufacturing contract. Active promotions may supersede credit-forward pricing — the better deal always applies.

How long does it take to schedule?

Once you've sent your land info and design preferences, we typically schedule the working session within 1–2 weeks. Our prep takes about a week so we can build your cost analysis, generate the site plan, and prepare materials for the call.

What if my land won't work?

That's exactly what Feasibility is designed to find out. If we determine the site has serious issues (impossible setbacks, prohibitive grading, utility access problems), you'll know early — before you've spent on full construction documents. Most customers find solutions; some find a different DEN design fits better; a few decide to wait. All three outcomes are wins.
