No. All of DEN's Prefab Packages come with fully engineered and stamped plans ready for permitting. These comprehensive documents include all necessary specifications for your local contractor to complete the build according to design.

Your prefab is cleared for shipment as soon as the final payment is fulfilled. Once paid, the kit is released from the factory and routed to your delivery location.

Our panels utilize premium steel and closed cell foam construction rather than traditional structural insulated panels (SIPs). This provides superior thermal performance, structural integrity, and longevity. Unlike standard SIPs, our panels won't degrade or rot over time, and they exceed all local insulation codes.

You start by placing a $10,000 deposit, fully refundable for 14 days. This deposit initiates your kickoff consultation with the DEN team and begins the preconstruction phase.

During preconstruction, you’ll work closely with DEN to finalize site orientation, foundation requirements, code guidance, permitting support, and your complete project packet.

At the end of preconstruction, you’ll receive your engineered plan set along with a manufacturing contract for your prefab package.

The manufacturing contract includes two payment milestones:

• 50% due at contract execution
  
• 50% due before materials leave the factory
  

These payments initiate fabrication and prepare your home for delivery. Third-party construction financing may be available depending on your lender.

The prefab package starts at $243,000. This includes the panelized construction system, engineered plans, windows and exterior doors, and shipping within the continental United States. Additional costs will include site preparation, foundation, interior finishing, and mechanical systems installation by your local contractor. Taxes and additional fees may apply.

Yes. Customizations are available and carry a flat 5% fee of the total prefab sticker price. We’ll review all requested changes in preconstruction to ensure they can be integrated into the prefab system.

Yes! DEN's entire catalogue was designed with both private retreat and hospitality ventures in mind. Its efficient space planning, luxury amenities, and striking design make it ideal for the short-term rental market.

The panel system can be erected in roughly 5-15 days with a small crew and lightweight crane. However, total project completion time will depend on your local contractor's schedule for foundation work, interior finishing, and systems installation. Most clients can expect the entire process from foundation to move-in to take 3-6 months.

Local engineering is required to generate a stamped foundation design, which will account for soil testing results and site-specific conditions. DEN provides you with a complete engineered plan set from the foundation up, ready to support your project through permitting and construction.
