That split isn't a limitation — it's the point. Nobody can locally source a precision-engineered insulated shell. Anyone can buy an LG fridge. We carry the risk only we can carry, and leave the rest where it's cheapest and most flexible: your hands, your builder, your local supply.

Sourcing finishes yourself doesn't mean guessing. Every prefab comes with the DEN buying guide — the trusted brands and specific products that get you a true DEN-style outcome on siding, hardwood flooring, fixtures, finishes, and more. You procure it locally and install it with your builder, at commodity prices, with none of the guesswork.

Five stages from reservation to a weather-tight shell, with the DEN team alongside you at each one. Payments are tied to milestones, so you always know what you're paying for and what's next.

Day 0–2

Deposit & reservation

A $10,000 deposit reserves your DEN. We reach out within 48 hours to schedule your kickoff. The deposit is refundable for 14 days and credits toward your final prefab price.

You get: initial plans for costing, plus a fixtures-and-finishes buying guide for the parts you'll source locally.

Step 02
4–6 weeks

Preconstruction & customization

You work with the DEN team to finalize customization, site orientation, foundation requirements, code guidance, and permitting support — and we engineer every change.

You get: your engineered plan set and a finalized manufacturing contract with any credits or promos applied.

Step 03
12–14 weeks

Fabrication & delivery

Your shell enters climate-controlled production: engineered and stamped, panels fabricated, with regular updates and shipping coordination from the DEN team throughout.

You get: your shell — panelized, numbered, weather-protected — with a confirmed delivery window about two weeks out.

Step 04
15–30 days

On-site assembly

Your local builder — trained and guided by the DEN team through every step — assembles the shell with confidence, even if it's their first DEN: insulated panels, structural framing and loft system, and the window and door package.

The result: a fully enclosed, weather-tight, high-performance shell.
Step 05
2–4 months

Interior buildout & finishes

Your builder completes the easy part: foundation systems, MEP, interior framing, and all the appliances, fixtures, and finishes you sourced locally to your taste.

The result: a finished, move-in-ready home.
