The Hardest Question in Homebuilding: What Does It Actually Cost to Build?

by Lucas Taylor

At DEN, we believe good design should be accessible to more people.

Since starting the company, our mission has been simple: make thoughtful home design accessible to everyone. We do that by productizing great design, simplifying the building process, and giving people a clear picture of what building a home actually involves.

But there's one question that sits at the center of almost every project:

What does it actually cost to build a house?

It's a simple question, but historically it has been incredibly difficult to answer.

Today we're sharing how we're tackling that problem and introducing the newest version of the DEN Construction Cost Calculator.

Why Understanding Construction Costs Is So Difficult

Building a home is one of the most complex projects most people will ever undertake.

If you've ever planned a wedding, building a house is easily several multiples more complicated. There are hundreds of decisions, dozens of stakeholders, and a large amount of capital involved.

Even experienced homeowners often struggle to understand the true cost of construction before they begin.

In fact, we've learned something very clear after working with thousands of projects:

A homebuilding project either moves forward or dies on a loan officer's desk depending on whether the numbers actually pencil.

Understanding the financial feasibility of a project early is one of the most important steps in the entire process.

Unfortunately, accurate cost information has traditionally been very difficult to access.

Introducing the New DEN Construction Cost Calculator

DEN's new pricing calculator, Fasten

Over the past several months, our team has rebuilt our construction cost estimator from the ground up.

If you've visited the DEN website recently, you may have noticed a new Get a Quote button in the navigation. This links to our redesigned cost calculator.

The first version of this tool launched several years ago and quickly became one of the most used resources on our platform. Customers appreciated that we were one of the only companies attempting to estimate real construction costs in local markets.

But we knew we could do much better.

The new system uses modern AI technology and a sophisticated construction data model to produce highly accurate, locally aware home building estimates.

This is not a simple spreadsheet and it is not just an AI chatbot. Behind the scenes we've built a detailed model of construction costs that accounts for regional differences in labor, materials, and project complexity.

The result is one of the most advanced consumer facing construction estimation tools currently available.

What the Cost Calculator Allows You to Do

Compare construction estimates across multiple DEN designs simultaneously

The DEN Construction Cost Calculator allows prospective homeowners to better understand the financial reality of building before they begin the process.

With the tool you can:

  • Compare Construction Costs Across Multiple Designs
  • Users can compare the estimated cost of building up to three different house designs at once.
  • This makes it easier to evaluate how different architectural layouts influence total project cost.
  • Understand Local Construction Costs
  • Construction costs vary dramatically across regions.

Our system provides location aware estimates that reflect local building markets.

Explore Different Levels of Value Engineering

Not every project needs the same material and finish level.

The calculator allows users to explore three tiers of construction cost:

  • Low value engineering
  • Medium value engineering
  • High value engineering

This helps homeowners understand how material selections influence the overall budget.

Review Detailed Construction Line Items

The calculator breaks down the major line items involved in building a home, helping users better understand where project costs come from.

Early Results From the Platform

Since launching the new version of the calculator in early February, the response has been remarkable.

The system has already generated hundreds of millions of dollars in estimated construction value across projects being explored on the DEN platform.

These estimates represent real potential building activity being evaluated by homeowners across a wide range of markets.

Interestingly, DEN is currently the only company using this technology on its website.

However, we have already begun onboarding a small group of general contractor partners who are deploying the same system on their own websites to help prospective clients understand project feasibility earlier in the process.

Why We Built This Tool

At DEN, we care deeply about improving construction literacy.

Too many people begin the homebuilding process without a clear understanding of what it will cost. This leads to frustration, delays, and projects that never move forward.

We believe homeowners deserve better information before they begin.

That's why we continue to invest heavily in this tool.

Every estimate generated on our platform actually costs DEN money in compute and infrastructure resources. But we believe the value of providing transparent, accessible construction cost information far outweighs the cost.

Helping people understand the financial reality of building is critical to making the process more successful.

Try the Construction Cost Calculator

If you're exploring the possibility of building a home, the best place to start is understanding the numbers.
