Who is the local builder on my project? 

For Ulster and Greene County projects we have partnered with Catskills Fine Homes, owned by Jeremy Mayr. For Dutchess and Columbia County projects, we have partnered with Amendola Group, owned by Joseph Amedola.


Who is the project manager during the build?

Your project will be managed by our Head of Operations, Adam Solomon. Adam will coordinate closely with your builder throughout the project, leveraging his extensive experience in construction and project management.

How much involvement does DEN have during the project?

We at DEN conduct weekly onsite visits for every build and ensure our presence during significant milestones such as concrete pours and window deliveries.


What will DEN do to ensure the quality of the build?

At DEN, we work closely with our builders to ensure a smooth and timely home-building process. Every project we undertake is aimed at meeting top-notch architectural and design standards. We strictly uphold our vision of quality without any exceptions.

Can you give me a rough estimate of our start dates?

The start of your project is contingent on the receipt of your financing and deposit. Once these are secured, your place in the BuiltBy DEN queue is confirmed. Typically, we can initiate the project 7 days from the date of contract signing, with demolition and site clearing as the first steps. Although permitting does take time, we estimate this process to last between 2-4 weeks.


What does the payment schedule look like? 

Here is one example for a Cash Buyer, not using financing (if you get financing, the payment schedule will be determined by the financing partner):

  • Draw 1: Foundation, well, septic, and window pre-order $96,379.67
  • Draw 2: Cabinet preorder, framing, electrical and plumbing, finish orders $92,632.59
  • Draw 3: Siding and roofing, begin interior finishes $63,296.65
  • Draw 4: Final trim, final finishwork $91,281.33
  • Draw 5: Punchlist and finishes $48,831.48

How much of a reassurance do we have that the build will stick to the estimate?

We include a contingency in our pricing to approximate a guaranteed maximum price. While unforeseen circumstances may arise during foundation digging, septic field construction, and well drilling, we incorporate these contingencies and provide conservative estimates to ensure you pay as close to our estimate as possible. If the contingency fee is not utilized or we identify cost savings at any point, these benefits are passed directly to you. Our priority is to ensure your satisfaction with the BuiltBy DEN experience, aiming for a glowing testimonial from you at the end of the project.

How do you decide where to place the house on the land?

Our pricing includes a driveway to drop the building in the most ideal, accessible area on the lot that we assess during our site visit. The deck and main wall of windows on the home will face south to optimize views and solar gain during the winter months.

How much site clearing would happen?

We typically price enough clearing to allow for approximately 30 feet of setback from the nearest trees to prevent most expected damage from fallen branches.

Are all the permits and their fees included in the quote?

All permits and site fees are included.
