- This includes: wrap around trex decking (2/3rds of the house), lighting (half is Philips Hue), Yakisugi siding, ceiling fan, tile, flooring, windows, wood stove, mini Split, electric water heater, internal electrical & plumbing, all appliances, all-in-one washer/dryer combo unit, blower/inspection test, & all building materials + labor.
- This does not include the land & the development of utilities (septic, water or electrical infrastructure outside the house itself.)
- If you take away the appliances, ceiling fan, washer/dryer, & Philips Hue lighting, then it’s closer to $176k
Customizations
- Extended internal/center wall (the one the ladder goes up to the loft) out 1 foot, making the kitchen 9ft instead of 8. This made the closet deeper, too.
- Added square egress window in loft
- Wooden railing at edge of loft (nordic style, vertical 2x4s that extend from floor to ceiling)
- Handmade/custom ship ladder
- Two wooden beams wrapped in Douglas Fir (one on outside of deck, one on the inside in main space)
- Ceiling fan in main space
- Douglas fir wrap on exterior deck walls/angled ceiling + kitchen & bathroom ceilings
- Tiled walk-in shower w/ glass panel partition (instead of a soaking tub)
- Custom cabinet design with floating shelves
- Black metal roof
- Custom wall foundation (the builder did something different than what was in your plans.) Also includes Radon protection.
- Sliding rectangular window in kitchen
- Live edge bar table in kitchen… as an eating place… where the added window is.
- Yakisugi / Shou Sugi Ban siding provided by Nakamoto Forestry ($5750 total - which is about $2250 more than normal siding)
